Definitions

For the purposes of these Terms:

"Platform" means the RentZeno website, mobile application, and related services.

"Listing" means any property advertisement, rental offer, shared accommodation listing, or other content published on the Platform.

"Property" means any residential, commercial, co-living, paying guest, or shared accommodation premises listed on the Platform.

"User Content" means any information, photographs, videos, descriptions, reviews, comments, or other content uploaded or submitted by users.

About Us

RentZeno operates an online technology platform that enables users to discover, advertise, list, search for, and communicate regarding rental properties, shared accommodations, co-living spaces, and other housing opportunities.

The Platform is intended to facilitate interactions between property owners, landlords, tenants, occupants, accommodation providers, and prospective users.

Unless expressly stated otherwise, RentZeno functions solely as an intermediary technology platform and does not own, lease, manage, broker, sell, transfer, control, inspect, or guarantee any property listed on the Platform.

RentZeno is not a party to any tenancy, lease, leave and licence agreement, occupancy arrangement, roommate arrangement, co-living arrangement, or any other transaction entered into between users of the Platform.

Who May Use the Platform

The Platform may only be used by persons who:

• Are at least eighteen (18) years of age;
• Possess the legal capacity to enter into binding contracts under applicable law;
• Are not prohibited from accessing or using the Platform under any applicable law; and
• Provide accurate and complete information when creating an account or using the Services.

By using the Platform, you represent and warrant that you satisfy the foregoing requirements.

User Accounts

Certain features of the Platform may require registration.

Users agree to provide accurate, complete, current, and truthful information and to promptly update such information whenever necessary.

Users are responsible for maintaining the confidentiality of their login credentials and for all activities occurring under their accounts.

Users shall immediately notify RentZeno of any unauthorized access, security breach, or suspected misuse of their account.

RentZeno reserves the right to suspend, restrict, or terminate any account where it reasonably believes that the account has been used in violation of these Terms, applicable law, or the legitimate interests of the Platform and its users.

Electronic Communications

By accessing or using the Platform, users consent to receive communications from RentZeno electronically, including through email, SMS, telephone calls, WhatsApp messages, push notifications, in-platform messages, and other electronic means.

Such communications may include account-related notices, verification messages, service updates, security alerts, transactional communications, promotional communications, and other information relating to the Platform and Services.

Users acknowledge that electronic communications satisfy any legal requirement that such communications be in writing.

User Content Licence

Users retain ownership of the content uploaded to the Platform.

By uploading, publishing, or submitting content through the Platform, users grant RentZeno a worldwide, non-exclusive, royalty-free licence to host, store, reproduce, display, distribute, modify, and use such content solely for operating, maintaining, promoting, and improving the Platform and Services.

Users represent and warrant that they possess all necessary rights to grant the foregoing licence.

User Responsibilities

Users agree to use the Platform in a lawful, responsible, and ethical manner. Without limitation, users shall not:

• A. Provide false, inaccurate, or misleading information;
• B. Impersonate any person or entity;
• C. Engage in fraudulent conduct;
• D. Upload malicious software, viruses, or harmful code;
• E. Interfere with the operation or security of the Platform;
• F. Infringe intellectual property rights;
• G. Harvest, scrape, copy, or extract Platform data without authorization;
• H. Use the Platform for unlawful, abusive, discriminatory, defamatory, or harassing purposes.

Users shall remain solely responsible for all content, communications, and activities undertaken through their use of the Platform.

Users shall not use the Platform for unauthorized lead harvesting, data extraction, bulk collection of user information, or any activity intended to circumvent applicable subscription, membership, payment, access, or usage restrictions imposed by RentZeno.

Property Information

Property information available on the Platform is primarily supplied by users and third parties.

While RentZeno may undertake reasonable efforts to maintain the quality and integrity of information displayed on the Platform, RentZeno does not independently verify every listing and cannot guarantee the accuracy, completeness, legality, ownership status, condition, suitability, or availability of any property.

Users are strongly encouraged to conduct independent due diligence before entering into any rental, occupancy, licence, or accommodation arrangement.

Such due diligence may include verification of ownership documents, identity documents, rental terms, maintenance obligations, deposits, occupancy rights, society restrictions, and any other matters relevant to the proposed transaction.

Verification Disclaimer

RentZeno may offer verification features, badges, identity checks, contact verification, or similar trust indicators. Such verification is limited in scope and is provided solely for informational purposes.

Verification does not constitute a guarantee regarding the identity, ownership status, credibility, conduct, reliability, suitability, or legality of any user, property, or listing.

Users remain responsible for conducting their own independent verification and due diligence.

Shared Accommodation and Roommate Services

The Platform may facilitate the discovery of roommates, co-tenants, shared accommodation opportunities, or co-living arrangements.

Users acknowledge that personal compatibility, behavioural preferences, lifestyle choices, and interpersonal relationships are inherently subjective.

Accordingly, RentZeno does not guarantee compatibility between occupants and shall not be responsible for disputes arising from shared accommodation arrangements entered into between users.

Privacy

RentZeno values user privacy and is committed to processing personal data in accordance with applicable laws, including the Digital Personal Data Protection Act, 2023.

The collection, use, storage, disclosure, retention, and processing of personal information shall be governed by the Privacy Policy.

By using the Platform, users consent to such processing for purposes including account administration, service delivery, fraud prevention, customer support, security, analytics, and legal compliance.

Nothing in these Terms shall limit any rights available to users under applicable data protection laws.

Third-Party Services

The Platform may contain links to third-party websites, applications, services, advertisements, payment gateways, or other resources that are not owned, operated, or controlled by RentZeno.

Such links are provided solely for the convenience of users and do not constitute any endorsement, sponsorship, recommendation, or approval by RentZeno.

RentZeno does not control and is not responsible for the availability, content, accuracy, privacy practices, security, products, services, or policies of any third-party websites or services.

Any interactions, transactions, or dealings between users and third parties are solely between such parties, and RentZeno shall not be liable for any loss, damage, dispute, or claim arising therefrom.

Intellectual Property Rights

The Platform, including its software, design elements, trademarks, logos, databases, content compilations, and underlying technology, is owned by or licensed to RentZeno and is protected under applicable intellectual property laws.

Users are granted a limited, non-exclusive, non-transferable, revocable licence to access and use the Platform for its intended purpose.

Except as expressly permitted, users shall not reproduce, distribute, modify, reverse engineer, commercially exploit, or create derivative works from any part of the Platform.

Disclaimer

The Platform and Services are provided on an "as available" and "as is" basis. To the fullest extent permitted under applicable law, RentZeno does not warrant that:

• A. The Platform will be uninterrupted or error-free;
• B. Property listings will be accurate or complete;
• C. Any property will remain available;
• D. Any transaction will be completed successfully;
• E. Any user will act in accordance with their representations.

Users acknowledge that decisions relating to rental arrangements and property transactions are made at their own discretion and risk.

Nothing in these Terms shall exclude rights that cannot be excluded under applicable law.

RentZeno does not independently verify whether a user is acting as a property owner, broker, agent, representative, property manager, or intermediary unless expressly stated on the Platform.

Users are responsible for independently verifying the authority, credentials, and representations of any person with whom they interact through the Platform.

Limitation of Liability

To the extent permitted by applicable law, RentZeno shall not be liable for indirect, incidental, special, consequential, or punitive damages arising from the use of the Platform.

RentZeno shall not be responsible for disputes between landlords, tenants, occupants, brokers, property owners, accommodation providers, or other users.

Nothing in these Terms shall exclude or restrict liability that cannot lawfully be excluded, including liability arising from fraud, wilful misconduct, or violations of mandatory legal obligations.

Indemnity

Users agree to indemnify and hold harmless RentZeno, its directors, officers, employees, affiliates, and representatives against claims, liabilities, losses, damages, costs, and expenses arising from:

• A. Breach of these Terms;
• B. Violation of applicable law;
• C. Infringement of third-party rights;
• D. Misleading or unlawful property listings;
• E. Content uploaded by the user;
• F. Misuse of the Platform.

Termination

RentZeno may suspend, restrict, or terminate access to the Platform where reasonably necessary to:

• A. Enforce these Terms;
• B. Prevent fraud or misuse;
• C. Comply with legal obligations;
• D. Protect the security or integrity of the Platform.

Users may discontinue use of the Platform at any time.

Termination shall not affect accrued rights, obligations, or liabilities.

Governing Law and Dispute Resolution

These Terms shall be governed by the laws of India.

The parties shall first attempt to resolve disputes amicably through good-faith discussions.

Any dispute not resolved within thirty (30) days shall be referred to arbitration in accordance with the Arbitration and Conciliation Act, 1996.

The arbitration shall be conducted by a sole arbitrator mutually appointed by the parties.

The seat and venue of arbitration shall be Sangrur, Punjab, India.

The language of arbitration shall be English.

Nothing in this clause shall prevent either party from seeking interim relief before a court of competent jurisdiction.

Grievance Redressal

Users may submit complaints, concerns, or legal notices to the designated Grievance Officer.

The details of the Grievance Officer shall be made available on the Platform and updated from time to time in accordance with applicable legal requirements.

General

If any provision of these Terms is determined by a court, tribunal, or competent authority to be invalid, illegal, or unenforceable, such provision shall be severed to the minimum extent necessary, and the remaining provisions shall continue in full force and effect.

These Terms, together with the Privacy Policy and other policies incorporated herein by reference, constitute the entire agreement between RentZeno and the user.

Users may not assign, transfer, delegate, or otherwise dispose of any rights or obligations under these Terms without the prior written consent of RentZeno.

RentZeno may assign, transfer, or delegate its rights and obligations under these Terms, in whole or in part, in connection with a merger, acquisition, corporate restructuring, sale of assets, financing transaction, or transfer of business operations.

These Terms shall be binding upon and inure to the benefit of the parties and their respective successors and permitted assigns.

RentZeno shall not be liable for any delay, interruption, suspension, degradation, or failure in the performance of its obligations under these Terms to the extent such delay or failure results from events beyond its reasonable control, including acts of God, natural disasters, epidemics, pandemics, war, terrorism, civil disturbances, governmental actions, labour disputes, power failures, telecommunications failures, internet disruptions, cyberattacks, failures of third-party service providers, or other force majeure events. During the continuance of such events, RentZeno's obligations shall be suspended to the extent affected by the force majeure event.

Any failure by RentZeno to enforce a provision shall not constitute a waiver of its rights.

RentZeno may update these Terms from time to time. Material changes shall be notified through the Platform or other appropriate communication channels.

By accessing or using the Platform, you acknowledge that you have read, understood, and agreed to be bound by these Terms and Conditions.

Platform Nature

RentZeno is an online technology platform that facilitates the discovery, advertisement, and communication relating to rental properties, shared accommodations, paying guest accommodations, co-living spaces, commercial properties, and other housing opportunities.

RentZeno acts solely as an intermediary technology platform and does not own, manage, lease, broker, sell, inspect, verify, control, or guarantee any property listed on the Platform unless expressly stated otherwise.

RentZeno is not a real estate broker, property dealer, real estate agent, property manager, landlord, tenant, accommodation provider, or party to any rental transaction unless expressly stated otherwise.

RentZeno does not negotiate, draft, execute, supervise, enforce, monitor, or guarantee the performance of any agreement entered into between Users.

Intermediary Status

RentZeno functions as an intermediary technology platform that enables users to publish, access, and interact with property-related information.

RentZeno does not initiate transmissions, select recipients of information, or modify user-generated content except to the extent reasonably necessary for platform administration, moderation, legal compliance, security, fraud prevention, or service improvement.

User-generated listings, communications, and content remain the responsibility of the respective users who publish or transmit such information.

No Property Verification

Property information displayed on the Platform is primarily provided by property owners, tenants, brokers, agents, accommodation providers, or other Users.

RentZeno may, but is not obligated to, undertake moderation, review, verification, inspection, or quality checks relating to listings and user content.

RentZeno does not independently verify every property listing and makes no representation, warranty, guarantee, or assurance regarding:

• A. Ownership of any property;
• B. Accuracy of listing information;
• C. Property condition;
• D. Availability status;
• E. Rental pricing;
• F. Legal compliance; or
• G. Suitability for any particular purpose.

Users shall independently verify all information before entering into any transaction, agreement, or arrangement.

RentZeno shall not be responsible for any inaccuracies, omissions, misrepresentations, or outdated information contained in property listings.

No Guarantee of Results

RentZeno does not guarantee:

• A. Successful rental transactions;
• B. Availability of listed properties;
• C. Responses from property owners, brokers, agents, tenants, or accommodation providers;
• D. Property bookings;
• E. Occupancy;
• F. Tenant acquisition;
• G. Lead generation; or
• H. Any specific business, commercial, financial, or personal outcome.

Any decision made by a User based upon information available through the Platform is undertaken entirely at the User's own discretion and risk.

User-Generated Content

Listings, photographs, videos, descriptions, reviews, ratings, messages, comments, and other content available on the Platform may be created, submitted, or uploaded by Users.

RentZeno does not endorse, verify, guarantee, warrant, or assume responsibility for the accuracy, completeness, legality, reliability, or suitability of any User-generated content.

Users remain solely responsible for content uploaded, submitted, published, or otherwise made available by them.

No Monitoring Obligation

RentZeno is under no obligation to actively monitor, screen, review, or verify all listings, communications, content, or activities conducted through the Platform.

The failure of RentZeno to review, remove, or take action against any content shall not be construed as approval, endorsement, or acceptance of such content.

No Endorsement

The appearance of any property, listing, advertisement, user profile, review, rating, recommendation, or other content on the Platform shall not be construed as an endorsement, recommendation, certification, or approval by RentZeno.

Users are responsible for independently evaluating all information available on the Platform.

Fraud Prevention Notice

Users should exercise caution when making payments, sharing personal information, or entering into transactions with persons contacted through the Platform.

RentZeno does not authorize users to collect payments on its behalf unless expressly stated through official channels.

Users should independently verify payment instructions, ownership claims, identity documents, and transaction details before making any payment or entering into any arrangement.

RentZeno shall not be responsible for losses arising from fraudulent schemes, phishing attempts, impersonation, unauthorized payment requests, or similar deceptive conduct by third parties.

Verification Disclaimer

Verification badges, verified phone numbers, verified email addresses, profile verification, identity checks, ownership checks, document checks, or any other trust indicators provided on the Platform are intended solely for informational purposes.

Any verification conducted by RentZeno shall not constitute a representation, warranty, guarantee, certification, or endorsement regarding:

• A. Identity;
• B. Ownership;
• C. Authority;
• D. Credibility;
• E. Conduct;
• F. Reliability; or
• G. Legal compliance of any User or listing.

Any verification feature is supplementary in nature and should not replace a user's independent assessment and due diligence.

Broker and Agent Disclaimer

RentZeno does not independently verify whether a User is acting as:

• A. Property Owner;
• B. Broker;
• C. Agent;
• D. Representative;
• E. Property Manager;
• F. Intermediary; or
• G. Any other capacity.

Users should independently verify the status, authority, credentials, and representations of persons with whom they interact.

The presence of a listing on the Platform shall not be construed as a representation that the listing has been posted directly by a property owner unless expressly stated otherwise.

Roommate and Shared Accommodation Disclaimer

The Platform may facilitate discovery of roommates, co-tenants, shared accommodations, and co-living arrangements.

RentZeno does not guarantee:

• A. Personal compatibility;
• B. Lifestyle compatibility;
• C. Behavioural compatibility;
• D. Safety of interactions; or
• E. Suitability of shared accommodation arrangements.

Users are solely responsible for evaluating compatibility and making informed decisions.

Third-Party Links and Services

The Platform may contain links to third-party websites, products, services, advertisements, software, applications, or resources.

RentZeno does not control and is not responsible for:

• A. Third-party content;
• B. Third-party websites;
• C. Third-party services;
• D. Third-party policies; or
• E. Third-party transactions.

Access to third-party services is undertaken entirely at the User's own risk.

No Professional Advice

Information available on the Platform is provided solely for general informational purposes.

RentZeno does not provide legal, financial, tax, accounting, investment, valuation, property advisory, brokerage, or professional services.

Users should obtain independent professional advice before making decisions relating to property transactions, legal obligations, taxation, investments, financing, or financial commitments.

Technical Availability

RentZeno makes reasonable efforts to maintain the availability, functionality, and security of the Platform. However, RentZeno does not warrant or guarantee that the Platform will be uninterrupted, error-free, secure from security vulnerabilities, free from bugs or technical issues, or available at all times.

Temporary interruptions, delays, or disruptions may occur due to maintenance activities, upgrades, technical failures, internet disruptions, cyber incidents, failures of hosting providers, cloud infrastructure providers, telecommunications networks, payment service providers, or other third-party technical service providers, as well as circumstances beyond RentZeno's reasonable control.

Limitation of Responsibility

To the fullest extent permitted by applicable law, RentZeno shall not be liable for:

• A. Property-related disputes;
• B. Rental disputes;
• C. Security deposit disputes;
• D. Payment disputes between Users;
• E. Misrepresentation by Users;
• F. Property condition issues;
• G. Personal disagreements;
• H. Roommate disputes;
• I. Loss of business opportunities; or
• J. Indirect, incidental, special, consequential, exemplary, punitive, or economic damages.

Users are solely responsible for their interactions, communications, agreements, and transactions with other Users.

The limitations set forth in this Disclaimer shall apply regardless of whether a claim arises in contract, tort, negligence, statute, strict liability, equity, or otherwise.

User Due Diligence

Users are strongly encouraged to independently verify:

• A. Property ownership;
• B. Property condition;
• C. Rental terms;
• D. Identity documents;
• E. Occupancy rights;
• F. Security deposit arrangements;
• G. Society rules and restrictions; and
• H. Legal documentation.

Users should exercise caution when communicating with unknown individuals and should independently verify identities, ownership claims, documentation, payment requests, and rental arrangements.

RentZeno shall not be responsible for losses, damages, fraud, scams, impersonation, misrepresentation, or deceptive conduct by Users or third parties.

Force Majeure

RentZeno shall not be liable for any delay, interruption, failure, or disruption arising from circumstances beyond its reasonable control, including natural disasters, internet outages, cyberattacks, governmental actions, pandemics, labour disputes, strikes, civil disturbances, or failures of third-party service providers.

Electronic Communications

Users acknowledge that communications relating to the Platform may be provided electronically, including through email, SMS, telephone calls, WhatsApp messages, push notifications, and in-platform communications.

Users are responsible for maintaining accurate contact information and ensuring their ability to receive such communications.

Changes to This Disclaimer

RentZeno reserves the right to amend, modify, or update this Disclaimer at any time.

Updated versions shall become effective upon publication on the Platform unless otherwise stated.

Governing Law and Jurisdiction

This Disclaimer shall be governed by and construed in accordance with the laws of India.

Subject to the dispute resolution provisions contained in the Terms and Conditions, courts located in Sangrur, Punjab shall have jurisdiction over matters requiring judicial intervention.

By accessing or using the Platform, you acknowledge that you have read, understood, and agreed to this Disclaimer.

Purpose

The purpose of this Policy is to:

Platform Role

RentZeno operates solely as an intermediary technology platform facilitating interactions between users relating to rental properties, shared accommodations, co-living arrangements, and related housing opportunities.

The grievance process provided under this Policy is intended to facilitate review of complaints relating to Platform activities and content. Nothing in this Policy shall be construed as creating an obligation on RentZeno to resolve private disputes between users or to act as a mediator, arbitrator, broker, property manager, or legal representative.

Who Can File a Grievance

A grievance may be submitted by any user of the Platform or any person who believes that content, conduct, activity, communication, listing, or other matters available through the Platform affects their rights, interests, privacy, safety, or legitimate concerns.

Types of Grievances

Users may submit complaints relating to, including but not limited to:

Account Issues

• A. Login problems;
• B. Unauthorized account access;
• C. Account suspension concerns;
• D. Verification-related issues.

Property Listings

• A. Fake listings;
• B. Duplicate listings;
• C. Misleading property information;
• D. Unauthorized property advertisements;
• E. Incorrect availability status.

User Conduct

• A. Harassment or abuse;
• B. Threatening behavior;
• C. Fraudulent activity;
• D. Impersonation;
• E. Spam or unwanted communications.

Privacy and Data Protection

• A. Unauthorized disclosure of personal information;
• B. Data access requests;
• C. Data correction requests;
• D. Data deletion requests;
• E. Privacy-related concerns.

Content Complaints

• A. Inappropriate content;
• B. Copyright concerns;
• C. Trademark complaints;

How to Submit a Grievance

Users may submit grievances through the following channels:

To assist in the investigation of a grievance, users should provide:

• F. Screenshots or supporting documents;
• G. Any other relevant information.

Failure to provide sufficient information may delay investigation and resolution.

Acknowledgement of Complaints

RentZeno shall make reasonable efforts to acknowledge receipt of a grievance within 48 hours of receiving the complaint.

The acknowledgement may include:

• A. Complaint reference number;
• B. Date of receipt;
• C. Initial review status;
• D. Request for additional information (if necessary).

Investigation Process

Upon receipt of a grievance, RentZeno may:

• A. Review the complaint;
• B. Examine relevant records and Platform activity;
• C. Request additional information from the complainant;
• D. Contact affected users;
• E. Temporarily restrict accounts or listings where necessary;
• F. Take interim measures to protect users and Platform integrity.

Investigations shall be conducted fairly and reasonably based on available information.

Confidentiality

RentZeno may process, review, share, retain, and disclose information relating to grievances to the extent reasonably necessary for investigation, dispute resolution, legal compliance, fraud prevention, security purposes, or protection of the rights and interests of users and the Platform.

The handling of personal information shall remain subject to the Privacy Policy and applicable law.

No Guarantee of Outcome

Submission of a grievance does not guarantee that any particular action, outcome, remedy, content removal, account restriction, refund, compensation, or enforcement measure will be implemented.

RentZeno shall assess grievances based on available information, applicable policies, contractual obligations, and legal requirements.

Resolution Timeline

RentZeno shall endeavor to resolve grievances within:

• 15 business days for standard complaints; and
• 30 business days for complex matters requiring additional investigation.

Certain matters involving legal proceedings, third-party investigations, or regulatory requirements may require additional time. However, these timelines are indicative only and may vary depending on the nature, complexity, and circumstances of the grievance.

Limitations of Platform Responsibility

RentZeno operates solely as an online technology platform connecting users.

RentZeno is not a party to:

• A. Rental agreements;
• B. Leave and licence agreements;
• C. Occupancy arrangements;
• D. Roommate agreements;
• E. Commercial leasing arrangements;
• F. Any transaction entered into between users.

Accordingly, RentZeno may not be able to resolve disputes involving:

• A. Security deposits;
• B. Rent recovery;
• C. Contract enforcement;
• D. Property possession;
• E. Property condition disputes;
• F. Breach of rental agreements.

Users may need to pursue such matters directly with the other party or through appropriate legal channels.

False or Abusive Complaints

Users shall not submit complaints that are:

• A. Knowingly false;
• B. Fraudulent;
• C. Misleading;
• D. Malicious;
• E. Abusive;
• F. Intended to harass other users.

RentZeno reserves the right to reject complaints that are reasonably believed to be knowingly false, fraudulent, malicious, abusive, or submitted for improper purposes.

Where appropriate, RentZeno may take action in accordance with the Terms and Conditions and other applicable Platform policies.

Escalation Process

If a user is dissatisfied with the resolution provided, the matter may be escalated to the designated Grievance Officer for further review.

The Grievance Officer shall review the matter and communicate the outcome of the review within a reasonable period.

Grievance Officer

In accordance with applicable laws, RentZeno has appointed a Grievance Officer to address complaints and grievances. Users may contact the Grievance Officer regarding complaints, content-related concerns, privacy-related requests, or matters requiring escalation under applicable law.

Changes to This Policy

RentZeno reserves the right to amend, modify, or update this Grievance Redressal Policy at any time.

Continued use of the Platform after any modification constitutes acceptance of the revised Policy.

Governing Law

This Policy shall be governed by and construed in accordance with the laws of India.

Any dispute arising from or relating to this Policy shall be subject to the dispute resolution provisions contained in the Terms and Conditions.
