Listing Guidelines
These Listing Guidelines ("Guidelines") govern the creation, publication, promotion, management, modification, and removal of property listings on the RentZeno platform ("Platform").
All Users who create, publish, edit, promote, manage, or otherwise maintain listings on the Platform shall comply with these Guidelines, the Terms and Conditions, Community Guidelines, Privacy Policy, and all Applicable Laws.
Failure to comply may result in listing rejection, listing removal, account restrictions, suspension, termination, or other enforcement actions determined by RentZeno in its sole discretion.
Purpose
These Guidelines are intended to:
- Maintain the accuracy, quality, and reliability of listings;
- Promote transparency between Users;
- Prevent fraud, deception, and misuse of the Platform;
- Improve the user experience;
- Protect the integrity of the Platform; and
- Ensure compliance with Applicable Laws.
Eligible Property Types
Users may list only properties that are lawfully available for rent, sharing, occupancy, or commercial use.
Permitted property categories may include:
- Apartments and Flats;
- Independent Houses;
- Villas;
- Studio Apartments;
- Paying Guest (PG) Accommodations;
- Shared Rooms;
- Co-Living Accommodations;
- Roommate Opportunities;
- Commercial Properties;
- Office Spaces;
- Retail Shops; and
- Other categories approved by RentZeno.
RentZeno reserves the right to add, remove, restrict, or modify supported property categories at any time.
Listing Authorization
By publishing a listing, a User represents, warrants, and undertakes that:
- The User is the owner of the property; or
- The User has lawful authority to advertise the property; or
- The User has obtained valid authorization from the property owner.
Users shall not publish listings without appropriate authorization.
Users shall be solely responsible for obtaining and maintaining all permissions required to advertise a property.
Accuracy of Listing Information
All listing information shall be accurate, complete, current, and not misleading.
Users shall provide accurate information relating to:
- Property type;
- Property location;
- Rent and other charges;
- Security deposit requirements;
- Availability status;
- Furnishing details;
- Occupancy arrangements;
- Amenities and facilities; and
- Other material property information.
Users shall promptly remove, deactivate, or update listings that are no longer available for rent, sharing, occupancy, or commercial use.
Users shall clearly disclose all material charges associated with the occupancy or use of the property, including:
- Rent;
- Security Deposit;
- Maintenance Charges;
- Brokerage or Agency Fees (if applicable);
- Utility Charges (if applicable); and
- Any other recurring or mandatory charges applicable to the occupancy arrangement.
Users shall accurately identify whether they are listing a property as an owner, broker, property manager, tenant, authorized representative, or other permitted category. Users shall not misrepresent their status for the purpose of obtaining increased visibility, leads, or inquiries.
Photo and Media Requirements
All photographs, videos, and media uploaded to the Platform shall:
- Accurately represent the advertised property;
- Reflect the property's current condition;
- Be clear and reasonably legible;
- Be lawfully owned or used with appropriate authorization.
Users shall not upload content that:
- Misrepresents the property;
- Depicts unrelated properties;
- Contains offensive, unlawful, or inappropriate material;
- Includes deceptive edits or manipulations;
- Contains advertisements unrelated to the listing;
- Contains competing platform branding or watermarks;
- Uses stock images, AI-generated images, digitally altered images, or other visual content intended to materially misrepresent the listed property.
RentZeno reserves the right to remove, reject, replace, restrict, or moderate uploaded media at its sole discretion.
Prohibited Listings
Users shall not publish:
- Fraudulent Listings;
- Fake or Non-Existent Properties;
- Unauthorized Listings;
- Duplicate Listings intended to manipulate visibility;
- Listings containing false pricing information;
- Listings containing false availability information;
- Listings containing misleading descriptions;
- Listings that violate Applicable Laws;
- Listings promoting illegal activities;
- Listings containing obscene, hateful, discriminatory, threatening, or harassing content.
User Conduct
Users shall interact with prospective tenants, occupants, roommates, owners, and other Users in a respectful, lawful, and professional manner.
Users shall not engage in harassment, intimidation, abuse, unlawful discrimination, threats, or other inappropriate conduct.
Users shall not publish listings, descriptions, preferences, advertisements, or communications that unlawfully discriminate against any individual or group on the basis of religion, caste, race, ethnicity, disability, sex, or any other characteristic protected under applicable law.
Users shall comply with all applicable anti-discrimination laws and housing-related legal requirements.
Roommate and Shared Accommodation Listings
Users creating roommate or shared accommodation listings shall accurately disclose:
- Occupancy arrangements;
- Available rooms or beds;
- Shared facilities;
- House rules where applicable.
RentZeno does not verify, endorse, guarantee, or warrant compatibility between occupants.
Contact Information
Users shall provide valid and accurate contact information.
Users shall not:
- Provide false contact details;
- Impersonate another person;
- Use contact information without authorization.
Users shall not:
- Include misleading phone numbers;
- Provide inaccurate contact information;
- Redirect users to unrelated third-party services;
- Use contact details intended to circumvent Platform functionality; or
- Publish contact information that they are not authorized to use.
Listing Review and Moderation
RentZeno may review, moderate, approve, reject, edit, restrict, suspend, disable, remove, or otherwise take action against any listing where reasonably necessary to:
- Enforce Platform policies;
- Prevent fraud;
- Protect Users;
- Maintain listing quality;
- Protect Platform integrity;
- Comply with Applicable Laws.
RentZeno reserves the right to take such actions with or without prior notice.
Approval, publication, moderation, verification badges, featured status, promoted listings, priority placement, premium labels, or similar designations shall not constitute verification, endorsement, certification, warranty, guarantee, or assurance regarding ownership, legality, accuracy, quality, suitability, or availability of any property or listing.
Intermediary Platform Status
RentZeno acts solely as an intermediary technology platform facilitating interactions between Users.
RentZeno does not own, manage, inspect, verify, certify, endorse, guarantee, or assume responsibility for:
- Any property;
- Property owners;
- Tenants;
- Brokers or agents;
- Listing accuracy;
- User-generated content;
- Rental outcomes.
Users are solely responsible for independently verifying property information before entering into any transaction.
RentZeno is not obligated to inspect, investigate, verify, monitor, or validate every listing published on the Platform.
User Responsibility
Users remain solely responsible for:
- Listing content;
- Property information;
- Uploaded media;
- Legal compliance;
- Communications with prospective Users.
Users may be held liable for losses, damages, disputes, penalties, claims, or legal proceedings arising from inaccurate, misleading, unlawful, or unauthorized listings.
Users shall accurately identify the location of the property and shall not intentionally misrepresent the locality, building name, neighborhood, landmark, city, or geographic area for the purpose of increasing listing visibility or attracting inquiries.
Reporting Violations
Users may report suspected violations of these Guidelines.
Reports may relate to:
- Fake properties;
- Fraudulent activity;
- Misleading information;
- Unauthorized listings;
- Offensive content;
- Other policy violations.
RentZeno may investigate reported content and take action deemed appropriate.
Enforcement Actions
RentZeno may take one or more enforcement actions, including:
- Warning notices;
- Requests for correction;
- Listing rejection;
- Listing removal;
- Feature restrictions;
- Account suspension;
- Permanent account termination.
Enforcement actions shall be determined based upon the severity, frequency, and nature of the violation.
Changes to These Guidelines
RentZeno reserves the right to amend, modify, or update these Guidelines at any time.
Updated versions shall become effective upon publication on the Platform unless otherwise stated.
By creating, publishing, or managing a listing on the Platform, you acknowledge that you have read, understood, and agreed to these Listing Guidelines.
Community Guidelines
At RentZeno, we are committed to maintaining a safe, respectful, trustworthy, and transparent community for property owners, tenants, roommates, accommodation providers, and all users of the Platform.
These Community Guidelines ("Guidelines") establish the standards of conduct expected from all users of the RentZeno platform ("Platform").
By accessing or using the Platform, you agree to comply with these Guidelines, the Terms and Conditions, Listing Guidelines, Privacy Policy, and all other applicable Platform policies.
Our Community Values
RentZeno encourages all Users to:
- Act respectfully and professionally;
- Communicate honestly and transparently;
- Treat others fairly;
- Respect privacy and personal boundaries;
- Help maintain a safe and trustworthy environment; and
- Report suspicious, harmful, or inappropriate behavior.
RentZeno acts solely as an intermediary technology platform facilitating interactions between Users.
Users remain solely responsible for their conduct, communications, content, listings, activities, and interactions occurring on or off the Platform.
RentZeno does not endorse, verify, certify, guarantee, or assume responsibility for the conduct, identity, intentions, representations, or actions of any User.
Be Honest
Users shall provide truthful, accurate, and complete information.
Users shall not:
- Create fake profiles;
- Use false identities;
- Misrepresent property ownership;
- Misrepresent property details;
- Mislead Users regarding availability, pricing, facilities, or amenities; or
- Submit false complaints, reports, or claims.
Honesty and transparency are essential to maintaining trust within the RentZeno community.
Listing Integrity
Users shall ensure that all property listings, photographs, descriptions, pricing information, amenities, availability details, and other listing-related information are accurate, current, and not misleading.
Users shall not publish duplicate listings, misleading photographs, manipulated images, unavailable properties, bait advertisements, or listings intended to generate inquiries for properties other than those advertised.
Respectful Communications
All Users shall interact respectfully, lawfully, and professionally.
Users shall not:
- Harass others;
- Intimidate others;
- Use abusive language;
- Threaten other Users;
- Engage in bullying;
- Engage in stalking or unwanted contact;
- Use offensive, obscene, or degrading language;
- Encourage self-harm;
- Promote dangerous activities;
- Incite violence; or
- Coordinate or participate in targeted harassment.
Users shall not engage in excessive messaging, spam, repeated unwanted contact, or disruptive communications.
When communicating through the Platform, Users shall:
- Be courteous and professional;
- Respond honestly;
- Avoid misleading statements; and
- Respect the time, privacy, and boundaries of others.
No Discrimination
RentZeno does not tolerate unlawful discrimination.
Users shall not publish content or engage in conduct that unlawfully discriminates against individuals based upon characteristics protected under Applicable Law.
Prohibited conduct may include:
- Hate speech;
- Derogatory remarks;
- Exclusionary conduct;
- Targeted harassment; or
- Abusive behavior directed toward protected groups.
Violations may result in immediate enforcement action.
No Fraud or Scams
Fraudulent, deceptive, or dishonest conduct is strictly prohibited.
Users shall not:
- Create fake listings;
- Collect payments under false pretenses;
- Impersonate property owners;
- Use stolen photographs or documents;
- Engage in phishing attempts;
- Commit identity fraud;
- Submit forged documents; or
- Attempt to deceive Users for financial or personal gain.
RentZeno may permanently remove accounts associated with fraudulent conduct.
Respect Privacy
Users shall respect the privacy rights of others.
Users shall not:
- Share personal information without authorization;
- Publish private phone numbers, email addresses, identification documents, or sensitive personal information;
- Collect user information for unauthorized purposes;
- Use Platform data for unsolicited marketing;
- Publish private communications without consent where required by Applicable Law; or
- Publish photographs, recordings, screenshots, or other personal content of another individual without lawful authority.
Users remain responsible for information voluntarily shared by them.
Safe Property Interactions
Users should take reasonable precautions when interacting offline.
Users are encouraged to:
- Verify identities independently;
- Meet in safe environments;
- Inspect properties personally;
- Review documentation carefully; and
- Avoid making payments before appropriate verification.
RentZeno does not supervise, control, or monitor offline interactions between Users.
Off-Platform Conduct
Users remain responsible for conduct occurring outside the Platform where such conduct relates to Platform interactions.
RentZeno may take enforcement action where off-platform conduct poses risks to Platform safety, security, integrity, or the broader community.
Prohibited Content
Users shall not upload, publish, post, transmit, distribute, or otherwise make available content that:
- Is false or misleading;
- Is fraudulent;
- Is illegal;
- Is defamatory;
- Is threatening;
- Is abusive;
- Is obscene or sexually explicit;
- Promotes violence;
- Promotes illegal activities;
- Infringes intellectual property rights; or
- Contains malicious software, harmful code, viruses, or malware.
Such content may be removed without notice.
Respect Intellectual Property
Users shall not upload, publish, distribute, reproduce, or use content that infringes the intellectual property rights of any person or entity, including copyrights, trademarks, database rights, publicity rights, or other proprietary rights.
Users shall ensure that they possess all necessary rights and permissions to use photographs, videos, documents, and other content uploaded to the Platform.
No Spam or Unauthorized Promotion
Users shall not:
- Send unsolicited messages;
- Mass-message Users;
- Post repetitive content;
- Advertise unrelated products or services;
- Promote external businesses without authorization; or
- Use automated tools to contact Users.
Platform Abuse Prohibited
Users shall not:
- Attempt unauthorized access to accounts;
- Interfere with Platform operations;
- Circumvent security measures;
- Reverse engineer Platform functionality;
- Scrape, harvest, or extract Platform data;
- Use bots or automated systems without authorization; or
- Circumvent subscription, membership, payment, or access restrictions.
Reporting Violations
Users are encouraged to report:
- Fake listings;
- Fraudulent activity;
- Harassment;
- Abusive conduct;
- Misleading information;
- Policy violations; or
- Suspicious behavior.
Reports may be submitted through customer support channels or the Grievance Redressal process.
Enforcement Actions
Where a violation is identified or reasonably suspected, RentZeno may:
- Issue warnings;
- Remove content;
- Reject listings;
- Restrict account features;
- Temporarily suspend accounts;
- Permanently terminate accounts; or
- Report unlawful conduct to appropriate authorities where required by law.
RentZeno may investigate suspected violations and may take enforcement action with or without prior notice where reasonably necessary.
RentZeno may rely on user reports, automated detection tools, internal reviews, or information received from third parties while evaluating potential violations.
RentZeno is not obligated to disclose details relating to investigations, reports, moderation decisions, or enforcement actions.
Repeat Violations
Users who repeatedly violate these Guidelines may be permanently removed from the Platform without prior notice.
RentZeno reserves the right to take any action reasonably necessary to protect the integrity, security, reputation, and safety of the Platform and its Users.
Limitation of Platform Responsibility
RentZeno is not responsible for the conduct, statements, actions, omissions, representations, or behavior of Users.
Users interact with one another at their own discretion and risk.
RentZeno shall not be liable for disputes, losses, damages, injuries, harassment, fraud, misrepresentation, property issues, payment disputes, or other conduct arising from User interactions.
Changes to These Guidelines
RentZeno reserves the right to amend, modify, or update these Guidelines at any time.
Updated versions shall become effective upon publication on the Platform unless otherwise stated.
Continued use of the Platform following publication of updated Guidelines constitutes acceptance of the revised version.
By accessing or using the Platform, you acknowledge that you have read, understood, and agreed to comply with these Community Guidelines.
